We will assist you in finding a rental home that suits your current needs.

We may be able to assist you with qualifying to purchase a home at a later date.

Once you become a tenant, you will receive the necessary maintenance services as

provided in your lease and the Virginia Residential Landlord Tenant Act.

Qualification Guidelines

• Income must be at least 3x the annual rent
• Minimum 1 year of stable employment
• No evictions, bankruptcies, judgments, or liens
• Positive rental history required
• Security deposit and first month’s rent due in certified funds within 72 hours of approval
• All occupants must be listed on the application and lease
• NO 30-day late payments in the last 12 months

Application fee: $50 for each occupant over 18

Move-in fee: One-time $50 fee due at lease signing

Residents Benefit Package

 We strive to provide an experience that is cost-effective and convenient. That’s why we provide a Resident Benefits Package (RBP) to address common headaches for our residents and provide must-have services for our renters. The RBP includes pest control (optional), air filter delivery, utility setup assistance, credit building and more at a rate of $39.99/month, required with the rental. Residents have the option to personalize some components during onboarding, which may increase or decrease the monthly amount. More details upon application.
