When you're ready to explore homeownership, we may also be able to assist you with the process of qualifying to purchase a home. As a resident, you can expect maintenance services and support in accordance with your lease agreement and the Virginia Residential Landlord and Tenant Act.

Qualification Guidelines

• Income: Applicants must demonstrate a gross annual income of at least 3x the annual rent.
• Employment: Minimum of 1 year of stable, verifiable employment.
• Credit History: No bankruptcies, judgments, liens, or payments 30 days or more past due within the last 12 months.
• Rental History: Positive, verifiable rental history with no prior evictions.
• Move-In Funds: Security deposit and first month’s rent must be paid in certified funds within 72 hours of application approval.
• Occupancy: All occupants must be disclosed on the rental application and listed on the lease agreement, as applicable.

Non-refundable Application fee: $50 for each occupant over 18

Non-refundable Move-in fee: $50 one-time.

Residents Benefit Package

 We strive to provide our residents with a convenient, cost-effective rental experience. That’s why we offer a Resident Benefits Package (RBP) designed to simplify everyday responsibilities and provide valuable services throughout your tenancy. The RBP includes air filter delivery, utility setup assistance, credit building, pest control, and more for $39.99/month, which is required with the rental. Pest control is the only optional component of the package, and residents may choose to opt out of this service during the lease signing process, resulting in a reduced monthly package rate.
